Edinburgh’s largest speculative office development will provide 122,000 sq ft of prime space in the heart of the business district.

BAM Properties, in partnership with Hermes Investment Management, is developing what is currently Edinburgh’s largest speculative office development. Centrally located in the city’s Exchange business district, between Morrison Street and Lothian Road, the scheme is close to Haymarket Station and other transport links, as well as a large variety of local amenities.

Due for completion in May 2020, Capital Square will be a significant addition to the Edinburgh office market with large flexible floor places of up to 17,000sq ft and a range of occupier features designed to help tenants attract and retain the best talent. 

Built to the highest specification including spa level facilities for cyclists and runners, all the office floors benefit from natural light and high quality amenity spaces. All occupiers will be able to use the building’s private garden, while the rooftop terraces accessible from the top two floors have spectacular views of Edinburgh Castle, the Firth of Forth and the Pentland Hills.

Capital Square has already secured two premier tenants with Brodies LLP and Pinsent Masons LLP taking pre lets of over 69,000sq ft of space between them.

Moving to greener commuting

Although Capital Square has 166 parking spaces in the three-storey underground car park beneath the development, the building will also have 149 dedicated cycle spaces, with 12 showerst, drying areas and 120 lockers for cyclists and runners. Access to two of Edinburgh’s main dedicated cycle routes is only two minutes away.

The development is close to numerous bus routes and just a few minutes walk to the Haymarket Rail Station and two tram stops. As part of the development, a new pedestrian walkway is also being created that links Festival Square and Conference Square.
