In the heart of Leeds, BAM is developing the five acre Latitude site to provide top-quality office space for the city’s thriving economy.  

As Leeds continues to thrive as a financial and digital and technology centre, BAM is working to provide some of the most prestigious office space in the city. The Latitude development – on a strategically important arterial route in the city’s West End – will ultimately offer up to 396,000 sq ft of accommodation.

Its flexible office layouts, state-of the-art facilities, generous parking and excellent transport links are setting new standards in urban office developments.

Latitude Overview

Latitude is a major development, providing headquarters office space in the west end of Leeds city centre, an area recognised as one of the city’s leading commercial districts.
The Latitude developments feature very high specifications, with superb internal and external finishes.

Latitude is just a short walk from Leeds' bustling restaurants, cafés and bars, and the city's award-winning shopping quarter. There's even a park within Latitude, which is flanked by the River Aire on one side and the Leeds and Liverpool Canal on the other.

The site is also just a few minutes from many of the City’s major office occupiers, most notably HMRC’s new Government Super Hub, which is set to employ around 6,000 staff by the end of 2019.

Sustainable from the start

The first building that BAM developed on the site was ‘No 1 Leeds’ (as known as Latitude Red), which was forward sold to investment company IVG. The building is currently home to prestigious tenants including media company Yorkshire Post Newspapers, energy company GDF Suez and advertising agency CreativeRace.

Future forward

BAM retains ownership of the rest of the five acre Latitude site, which has planning consent for a further two buildings  totaling 276,000 sq ft, as well as ancillary retail development. Next in the pipeline are Latitude Blue (119,000 sq ft) and Latitude Yellow (157,000 sq ft).

The contemporary design of the eight -storey Latitude Blue features a striking double-height reception. Flexible floorplates of 15,370 sq ft– virtually uncluttered by supporting columns – mean that office layouts can be reconfigured quickly and cost-effectively.

With its floor to ceiling glazing, brise soleil shading and sophisticated climate control, the building will be flooded by natural daylight but still comfortable for workers whatever the Yorkshire weather.  

Like all BAM developments, Latitude Blue will be an exemplar of sustainable design. A BREEAM ‘Excellent’ rating is being targeted, with eco-friendly features to minimise environmental impact and minimise occupiers’ running costs.

Latitude Yellow will be a fully glazed contemporary ten-storey building with an impressive double height colonnade fronting Wellington Road. It will provide a further 157,000 sq ft of Grade A office space, with floor plates of 16,759 sq ft.

Both buildings are currently available on a pre-let basis on highly competitive rental terms.
